The Hidden Checks That Can Save You Money

Buying a property is one of the biggest investments most people ever make, but it is easy to get caught up in the excitement and forget about the things you can’t see. Drains are a perfect example. They are hidden underground, so unless you have them checked, you won’t know what you are inheriting when you pick up the keys.

That’s why a family buying a bungalow in East Wittering gave us a call recently. They wanted to make sure the drains were in good condition before moving in – and it’s a good thing they did!

A Sensible Step Before Completion

The property was a three-bedroom bungalow with an older drainage system. As part of the purchase process, the buyers decided to book a CCTV drain survey. It’s something we always recommend when buying a property, especially if you’re not sure when the drains were last inspected.

We sent one of our engineers to site with the camera equipment, to take a proper look at the pipework beneath the property.

What the Survey Found

During the inspection, it became clear that the drains needed a full clean and descale. Over the years, limescale, fat, and general debris had built up inside the pipes, which can lead to slow draining or even blockages if left untreated.

We also discovered that two of the manhole covers on the property were damaged. Although not causing immediate problems, broken covers can become safety risks if not sorted.

Helping the Sale Move Forward

Once the survey was complete, we put together a full report for the buyers. This included photos, video clips from the CCTV footage, and a clear explanation of the condition of the drains. We also gave them a quote for the works needed.

The buyers shared the report with the sellers, who agreed to get the work done straight away. We returned to the property, cleaned and descaled the drains, and replaced both manhole covers before the sale was finalised.

The Outcome: A Worry-Free Move

Thanks to the CCTV survey, the buyers were able to move into their new home with one less thing to worry about. The drains were cleaned, the covers were safe, and there was no chance of any unpleasant surprises after completion.

For anyone buying a home, especially an older property, a pre-purchase drain survey is well worth considering. It gives you clarity on what’s underground, and helps avoid unexpected costs once the deal is done.
